If You Bring Me a Buyer I Will Pay You 3%-San Antonio TX FSBO Advice from a Realtor?

The well meaning FSBO will let me know that if I have a buyer for their home, they will happily pay me a percentage of the sale..usually 3%. ?I am polite and ask some specific questions about the home, what they have it priced at and how long it's been on the market. ?I will of course ask them why they are trying to sell on their own and what kind of luck they are having. ?

And then, when I get off the phone, that's probably the last time I will even think about the FSBO home. ?Why? ?Well, I am going to tell you a number of reasons why calling an agent and offering them a percentage of a FSBO sale doesn't give you a whole lot of traction nor does it really help to sell your?San Antonio TX home for sale.

First, homes that aren't marketed in the multiple listing service are very rarely seen by an agent that has active buyers. ?Buyers agents send available listings with certain criteria that fits their particular buyer to their clients from the MLS. ?Each buyer has specific things they need looked up,?to include their particular loan type. If your home isn't there, it's not getting sent...

I know that you gave me all the information on your home (that you have knowledge of, do you know if your home will pass a VA or an FHA appraisal?), but that now goes on a piece of paper on my desk and will get buried under a ton of other stuff, probably to be thrown away later. ?Unless I miraculously have a buyer that is looking for your home type at the time you call, I will most likely forget.

Second, homes that aren't marketed period aren't going to be seen by a buyer looking for homes.??Buyers start their search for homes on the Internet and if your home isn't there it won't be seen by them. ? Many times our buyers will alert their agents to homes they have found on a site or two...in fact, this is many times how a buyer finds their agent...while looking for homes that those particular?Realtors??have marketed.

You may have a FSBO sign up in your yard and may have posted a Craigslist add...but trust me, this is not going to be enough to sell your home in San Antonio TX. ?Oh and if you marketed your home on FSBO.com or something like that, buyers looking on those sites are generally looking for a "deal"..are you willing to sell your home as a "deal"? ?

Let's say that you have hired one of those flat fee Brokerages that will put your home in the MLS for you and give you some minor marketing, so you think you have got it covered...

This brings me to my Third Reason...Some San Antonio TX buyers agents do not want to work with a FSBO?to get their home sold even though you have offered to pay their salary. ?As a For Sale By Owner, you most likely (not in all cases) do not know how to negotiate a Real Estate Transaction and although this gives a huge advantage to the buyer and buyers agent, it also may put them at risk and the agent knows that they will be doing all of the work involved to get this to the closing table. ?

And you do know that is an advantage to a buyer and their agent right? ?A buyers agent is going to be representing their buyer and getting the best terms and conditions for them..not you. ?The buyers agent most likely knows way more about the market than you do and has access to the real comparable home sales in the ?past few months..

Zillow and other aggregate sites will not work for you here in Texas as we are a nondisclosure State. ?They don't have the right stats because they don't know what homes have sold for and homes are priced based on actual homes that have sold, not for what homes are currently priced for. ?

So, although you mean well and offering to pay the buyers agent is a nice gesture,?it most likely won't help you to get your home sold. ?My best advice to you is that if selling FSBO is not working for you, (sometimes they do sell, of course you may never know if you got the most you could have), then get with a?San Antonio TX Realtor??to represent you and get your home priced right, marketed expertly and get your home sold.?
